Where exactly is The Cascades?
Four miles west of downtown Tyler on Highway 64, The Cascades wraps 500 acres around Lake Bellwood. From the front gate it is roughly 10 minutes to UT Tyler, 15 minutes to South Tyler shopping, and about 90 minutes to the eastern edge of the DFW metroplex. Far enough out to feel rural; close enough that running an errand at Target is a reasonable Tuesday afternoon.
What does the housing stock look like?
Variety is The Cascades’ superpower. You will find:
- Tuscan-inspired villas with stucco and tile, often on the golf-course side.
- Traditional Texas homesteads with wraparound porches and stone exteriors.

Are there short-term rentals allowed?
No. Long-term residential is the rule, which keeps the neighborhood feel that owners moved in for.
How is the lake?
Lake Bellwood is a 240-acre private lake. Fishing is excellent, no public access, and only residents and guests use it. Boating is non-motorized.
