If you have spent any time looking at East Texas luxury real estate, you have probably heard about The Cascades. It is the address. But what is daily life actually like inside the gates? Where exactly is The Cascades?

Four miles west of downtown Tyler on Highway 64, The Cascades wraps 500 acres around Lake Bellwood. From the front gate it is roughly 10 minutes to UT Tyler, 15 minutes to South Tyler shopping, and about 90 minutes to the eastern edge of the DFW metroplex. Far enough out to feel rural; close enough that running an errand at Target is a reasonable Tuesday afternoon.

The Cascades is in Tyler ISD. Younger students typically attend Caldwell Arts Academy or Bell Elementary; middle schoolers go to Three Lakes; high school is Robert E. Lee or, for more selective tracks, Tyler Legacy. Several Cascades families also choose private - All Saints Episcopal School and Grace Community School are within 15 minutes.

Is HOA membership required?

Yes. The Cascades has a property owners association with annual dues that fund the gates, common areas, and infrastructure. Country Club membership is separate and optional - though most residents join because the amenities are the point.

Are there short-term rentals allowed?

No. Long-term residential is the rule, which keeps the neighborhood feel that owners moved in for.

How is the lake?

Lake Bellwood is a 240-acre private lake. Fishing is excellent, no public access, and only residents and guests use it. Boating is non-motorized.
