Lakefront vs water-view vs lake access
The pricing premium between these three categories is real and worth understanding before you tour:
Lakefront
your lot touches the water. Private dock typically permitted. Premium of 25-50% over comparable water-view.
Water-view
close enough to see the lake from the property, but a lot or two between you and the water. Often a fraction of the lakefront price.
Lake access
community boat ramp or marina rights but not on the lake itself. Most affordable.
What to ask before buying lakefront
Dock permit and grandfathering.
Is the existing dock permitted? What’s allowed if you want to rebuild?
Water depth at the dock.
Is it usable year-round or only at full pool?
Flood zone and insurance.
Some shoreline is in a flood zone; insurance changes the numbers.
Short-term rental rules.
Some subdivisions allow STR, others restrict to long-term residential.
Lake authority rules.
Lake Palestine, Lake Tyler, and Lake Athens are managed by different authorities with different shoreline rules.

Yes from Lake Tyler (15-20 min), reasonable from north-shore Lake Palestine (25-30 min), longer from Lake Athens (35-40 min). Many of our lake-home clients commute daily.
