Moving from Dallas to Tyler TX: Relocation Guide

Dallas to Tyler is a 90-minute drive on I-20 east, and it is the relocation we run most often. The pattern is consistent: cash out DFW equity, trade it for more land and lower property taxes, slow the pace of life, and keep the option to come back to Dallas on weekends or for hybrid work. Tyler sits at the I-20 hub between DFW and Shreveport, with a regional airport (Tyler Pounds, TYR) for direct American Eagle service to DFW.

The DFW-to-Tyler dollar math

The clearest reason most buyers make this move is what their housing dollar buys. Concrete examples in the current market:

Origin (DFW)Equivalent in East TexasWhat the swap gets you
$600K, 0.15 acre, Frisco$600K, 1+ acre wooded lot, Lindale or Whitehouse5-7x the lot, top school district, 20-min Tyler commute

How long is the drive from DFW to Tyler?

About 90 minutes from central DFW to Tyler on I-20 east, in light traffic. Allow 2 hours from west Plano or Frisco at rush hour. From east DFW (Mesquite, Forney, Terrell) the drive is 60-75 minutes. Tyler Pounds (TYR) flies American Eagle direct to DFW multiple times daily for buyers who need to commute.

Can I keep my Dallas job and live in Tyler?

Yes for many roles, with caveats. Daily commute is not realistic. Hybrid (1-2 days per week in office) is common and sustainable; gigabit fiber is available across most of Tyler, Lindale, Whitehouse, Bullard. Full remote works fine. Several relocating clients negotiated remote-first arrangements as part of accepting the cost-of-living swap.

What are the property tax differences?

Smith County (Tyler) tax rates run roughly 1.8% to 2.0% of assessed value. Collin County (Plano, Frisco, McKinney) and Dallas County run roughly 2.4% to 2.8%. On a $400,000 home, the difference saves roughly $2,000-$3,500 per year. The Texas homestead exemption knocks the first $100,000 off school district taxes for owner-occupied primary residences. Which East Texas towns are best for DFW transplants?

The most common landing spots, ranked by how often we place DFW buyers there:

  1. Lindale. 20 minutes north of Tyler on I-20. Top-rated Lindale ISD. Affordable new construction.
  2. Whitehouse. 15 minutes southeast of Tyler. Top Whitehouse ISD. Lake Tyler access.
  3. Tyler proper (south side). The Cascades, Hollytree, The Woods, Cumberland Estates. Tyler ISD with magnet options.
  4. Bullard. 20 minutes south. Bullard ISD. Acreage and Lake Palestine access.
  5. Lake Palestine waterfront. Weekend-or-second-home buyers; full-time lakefront if remote-only.

What about Tyler-area schools versus DFW?

The top East Texas districts (Lindale, Whitehouse, Bullard, Chapel Hill) compare favorably to mid-tier Collin and Dallas County districts on standardized metrics, with smaller class sizes and stronger fine-arts and athletics traditions per capita. Tyler ISD itself rates lower on aggregate but has strong magnet programs (Caldwell Arts, IDEA Academy, T.K. Gorman). Compare side by side: Tyler-area school districts compared.
